Land Registry Excerpt
The Land Registry Excerpt is solely for informational purposes, therefore does not prove the contents of the entries in the Registry. It provides information on the current entries related to the property of interest, which will contain at least a unique identification code (Código Registral Único or CRU), owner(s), rights and the surface or area, nature and boundaries, as well as prohibitions or restrictions that may affect the owner(s) of such rights. Similarly, it will include the existence or non-existence of encumbrances and any charges levied on the property registered.
Land Registry Excerpts may be requested according to the following search criteria :
- Name of the owner of the property or right.
- Company name of the holder of the property or right.
- Código Registral Único (CRU).
- Property number.
- Cadastral number in the case of properties coordinated with the Spanish cadastre or identified in the cadastral cartography.
- ID card number (DNI); tax identification number (NIF); foreigner identification number (NIE); passport number.
- Address (street, court, etc.).
It may also be requested by means of a geolocation system through the Association of Registrars geoportal at the following address:

How to request it
You must enter at least one of the following data:
- CRU/IDUFIR
The CRU (Unique Registry Code, and formerly known as IDUFIR, Unique Registered Property ID), regulated by article 9 of Law 13/2015, is configured as the unique identifier of the registered properties at a national level, generated from a unique identification system designed by the Association of Registrars.
- Name of the owner of the property (name, company name and/or NIF)
You should note that this search includes not only the full ownership but all the rights in the favour of the owner whatever its nature is, like mortgage, usufruct, etc.
If no value is specified in NIF/NIE/Passport/Identity Card field, multiple owners with similar name and surnames may appear, and you will not have any additional criterion to distinguish them.
Those registrations made before Royal Decree 1368/1992 of 13th November became effective, by which specific articles of the Mortgage Regulation and the Notary Regulation are modified, may not include the NIF of the owner in whose favor inscription was made.
If the selected owner has at least one registered right, you will receive the information excerpt(s) corresponding to his/her ownerships, for the maximum number of properties that you entered.
If there are not any properties or rights registered in the name of the selected owner, a negative location excerpt circumscribed to the selected territory will be generated.
- Registration data (province, municipality, Land Registry Office and property number)
- Other details (province, municipality, Land Registry Office and other details like address, area, eventual owner, etc.)
This type of consultation allows searching by using the location details of the property (street, place, etc.) or/and other details, like its possible owner. In any case, the municipality and Land Registry Office where to address the request is mandatory, and for this purpose a Locator of Land Registry Offices is available to users.
However, note that Land Registry indexes are configured either by CRU/number of registered property or by owner, so we recommend users to provide all details available to prevent the request made through the search by other details from not being successful (due to lack of sufficient data for locating the property or no matches found for the owner entered)

Why should I claim legitimate interest?
In order to process the request, it is necessary to state the purpose of the consultation for the Registrar to assess the legitimacy of interest and issue the certificate if appropriate as well as it remains at the disposal of the property owner who may, in turn, consult the information issued regarding his or her property and the causes of interest alleged.
How much does it cost?
The Registrar will bill the user directly for the request according to a price of 9.02 euros each (taxes and withholding not included).
How to access to information
Once the Certificate has been issued, you will receive a message with a link to the website where you can download it in pdf format.
You may requeste translation into English at a cost of 30€ (taxes and withholding not included).
Land Registry Certificates
Certificates may inform not only about the ownership but any encumbrances against the property, being the searching criteria the above mentioned for Land Registry excerpts.
The Certificate, given its public nature, will always be authorized with the electronic signature of the Registrar.
How to request it
To request a certificate the following data are required:- CRU/IDUFIR - Unique Registry Code (former IDUFIR - Unique Registered Property ID), regulated by article 9 of Law 13/2015, is configured as the unique identifier of the registered properties at a national level, generated from a unique identification system designed by the Association of Registrars.
If the CRU is entered, no further data is required. - Registration data (province, municipality, section and property number if appropriate).
- Certificate of ownership: it only certifies the current ownership.
- Certificate of ownership and encumbrances: it contains not only the current ownership but all the current encumbrances and charges against de property.
- Certified copy: it fully includes all the entries to which it refers (article 232 of the Mortgage Regulation).

The issuance of the certificate may lead to the cancellation of the expired encumbrances in accordance with Article 353 of the Mortgage Regulation, in which case the fees incurred might be increased if cancellation of encumbrances is necessary.

Online Land Registry excerpts
It is solely for informational purposes, therefore does not prove the contents of the entries in the Registry. It provides information on the current entries related to the property of interest, which will contain at least a unique identification code (Código Registral Único or CRU), owner’s or owners’ identity of the registered rights and the scope and nature that may affect the owner(s) of such rights. In the same way, it will inform about any prohibitions or restrictions that may affect the owner(s) of such rights. As well as an excerpt of the entries corresponding to the property object of consultation, provided that it has been identified in the request.
Online Registry excerpts allow immediate access to permanently updated Registry information valid for five calendar days and they can be consulted at any time.

Location Excerpt
It is a document containing the full summary of all the properties/rights owned by one party—which could be a natural person or a legal person—registered in a certain Land Registry, obtained through the General Computerized Index of properties and rights and provided in all cases through a Registrar. This document includes not only the ownership, but any rights that can be registered in favour of one person, regardless of his/her nature.
How to request a certificate
To request a certificate you must authenticate with a digital certificate.
The following data are required:
If no value is specified in NIF/NIE/Passport/Identity Card field, multiple owners with similar name and surnames may appear, and you will not have any additional criterion to distinguish them.
Those registrations made before Royal Decree 1368/1992 of 13th November became effective, by which specific articles of the Mortgage Regulation and the Notary Regulation are modified, may not include the ID number of the owner for whom the property registration was made.

Business Registry Certificates
Depending on the information they provide, the type of business certificates that may be requested are:
- Certificate of incumbency: It proves the current position an individual holds within the board of directors of the company.
- Certificate of good standing and incumbency: It proves that a company is active and operational and includes the name of all members of the board of directors of the company.
- Certificate for the issuance of a Legal Entity Representative Certificate: It proves the current position an individual holds within the board of directors of the company, or ,the faculties granted to such, to obtain a digital certificate for use of legal persons.
- Certificate of power of attorney-in-fact: It proves that the attorney-in-fact is allowed to act on behalf of the company and what actions he/she can take.
- Certificate of Articles of Association: It proves the literal content of the articles of the company.
- Certificate of shareholders' Regulations: It proves the literal content of the company’s shareholders regulations.
- Certificate of Regulations of the Board of Directors: It proves the literal content of the company’s regulation of the Board of Directors.
- Certificate of shareholders' Agreements: It proves the literal content of the company’s shareholders agreements.
- Certificate of incumbency of Chief Executive Officer: It proves the current position of Chief Executive Officer --acting either jointly or jointly and severally, when there are more than one attorney-in-fact-- and the faculties granted.
- Certificate of beneficial ownership of a company: It identifies the individuals who own or operate the business: those who own 25 percent or more of a business(beneficial owner/s) or through another entity (indirect beneficial owner) or, those who control the company (low share owner), including their first and last names, NIF/NIE, date of birth, nationality, country of residence and, if appropriate, the number of shares that holds in the company.

Filing of annual accounts in the Business Registry
The filing of annual accounts includes information on single and consolidated (if any) accounts as well as the financial economic position table of the company in its sector corresponding to the last available year.
Filing might be available in XBRL (eXtensible Business Reporting Language) format, a language open source based on XML standards which facilitates the interoperability and the analysis of financial and business information between web applications through internet as it integrates directly business rules in its development.

How to request it
Any person with a legitimate interest may access, by a reasoned request, information on whether there are any encumbrances or limitations against a motor vehicle. Before purchasing a secondhand car, you should check its history.
To request information you must enter the vehicle identification number plate. You may also enter the vehicle identification number, but it is not mandatory.
